How to Prep Walls for Drywall: What Has to Be Right Before the First Sheet Goes Up

Before drywall goes up, your builder should verify framing, rough-ins, insulation, fire blocking, and fixture backing. Here’s what to check.
What Happens Before Drywall in a Custom Home Build
Most homeowners think of drywall as the moment a house starts looking like a house. And they're right — it's one of the most visible milestones in any build. But what happens before that first sheet of drywall gets screwed into place is arguably more important than the sheetrock itself.

One thing we've learned: the quality of the finished wall is determined by what's behind it. Rush the prep, and you'll pay for it in callbacks, cracks, and code violations.
Here's the complete wall prep checklist our superintendents work through before any drywall crew sets foot on the job.
Electrical Box Depths and Placement
Every outlet box, switch box, and junction box has to be set at the correct depth before drywall covers it. If a box is recessed too far, the finished plate won't sit flush. If it's too shallow, the drywall won't lay flat against the stud.
In North Carolina, the NEC requires outlet boxes to be set so the front edge is flush with the finished wall surface. That means electricians need to know the exact drywall thickness — typically 1/2-inch for standard walls and 5/8-inch for fire-rated assemblies like garage walls and ceilings.
Our electricians walk the house and adjust every box before our pre-drywall inspection. It's tedious, but it eliminates problems that would otherwise show up during trim-out weeks later.
Fire Blocking Between Studs
Fire blocking is one of those code requirements that's invisible once the wall is closed but absolutely critical for safety. The NC Residential Code requires fire blocking at specific intervals — at wall, floor, ceiling, soffit, and other concealed-space locations defined by code — and at any point where a concealed space could allow fire or hot gases to travel between floors or rooms.
Common locations include:
Between stud bays at floor and ceiling levels
Around HVAC duct penetrations through wall plates
At soffits and dropped ceilings
Around fireplace chases and chimneys
Inspectors in Cumberland County check these carefully. If fire blocking is missing, you're not getting your insulation inspection — and without that, no drywall.
Insulation Inspection Must Pass First
Before drywall goes up, insulation has to be installed and inspected. In Fayetteville, this means the insulation inspector from the county verifies:
Correct R-values in exterior walls (R-20 or R-13+5 continuous insulation per NC Energy Code)
No gaps, voids, or compression around wiring and plumbing
Proper vapor retarder placement
Attic baffles at eave vents to maintain airflow
We schedule our insulation inspection the same week insulation is completed. If there's a failure, our insulation sub corrects it immediately — we don't let it linger because every day of delay pushes the drywall schedule back.
Window and Door Sealing
Windows and exterior doors should be fully flashed and sealed before drywall. This means house wrap integration, sill pan flashing, and weather-resistive barrier tape at all window flanges.
If you're using a system like ZIP sheathing with integrated tape, the window rough openings should already be sealed tight. If you're using traditional Tyvek, the flashing sequence matters: sill first, then jambs, then head flashing overlapping the jambs.
We verify all of this during our pre-drywall walkthrough. Water intrusion behind a finished wall is one of the most expensive problems in residential construction — and it's 100% preventable at this stage.
Plumbing and HVAC Rough-In Verification
Plumbing supply and drain lines should be pressure tested and inspected before drywall. Our plumbers pressure-test the water-supply piping and hold the test for at least 15 minutes in accordance with the applicable North Carolina code and local inspection requirements, while we verify drain slopes and vent stack routing.
HVAC ductwork should be fully installed, sealed at joints with mastic, and ready for the mechanical inspection. In custom homes with zoned systems, we verify that each zone's ductwork is routed correctly and that dampers are accessible.
Both of these rough-in inspections must pass before insulation — which means they're usually completed 2-3 weeks before drywall. But we re-verify during the pre-drywall walk to make sure nothing was bumped, disconnected, or modified after inspection.
Backing and Blocking for Fixtures
This is where experienced builders separate themselves from everyone else. Backing — solid wood blocking installed between studs — needs to be in place for:
Towel bars and grab bars in bathrooms
Wall-mounted TVs and entertainment centers
Heavy mirrors and medicine cabinets
Kitchen upper cabinets (especially where they span multiple studs)
Stair handrail brackets
Shower glass clips and brackets
If blocking isn't installed now, your trim carpenter or tile installer will be trying to find studs later — and if they can't, they'll be patching holes in brand-new drywall. We mark backing locations on the floor with blue tape so our drywall crew knows exactly where it is.
Low-Voltage and Specialty Wiring
Before drywall closes the walls, all low-voltage wiring needs to be pulled and terminated:
Cat6 ethernet runs for home offices
Coax for cable TV locations
Speaker wire for whole-home audio
Security system wiring (door/window contacts, motion sensors, camera conduits)
Smart home hub wiring and centralized panel feeds
In new construction, running low-voltage wire is cheap and easy when walls are open. Doing it after drywall is expensive, invasive, and often impossible in certain wall cavities. We always advise homeowners to think about their tech needs before the pre-drywall inspection, not after.
The Pre-Drywall Walkthrough

Verify outlet and switch locations match the plan
Confirm backing is installed where they want to mount things

Ask questions about anything they see in the framing
We take photos of every wall before drywall covers it. These photos become part of the permanent project file — so if a homeowner ever needs to find a wire or pipe years later, we have documentation.
