For decades, the default siding choice for residential construction in North Carolina was vinyl or fiber cement. Durable, cost-effective, and familiar — those products dominated the market. But over the past several years, a growing number of custom home and commercial property owners have been choosing metal panel siding, and the reasons go beyond aesthetics. Types of Metal Siding for Residential and Commercial Construction
Metal siding isn't a single product category. Several distinct systems have different performance profiles, aesthetics, and installation requirements:
Horizontal Lap (Corrugated or Ribbed Panels)
The most economical metal siding option, commonly seen on agricultural buildings and increasingly on modern industrial-aesthetic residential projects. Corrugated or lightly ribbed steel or aluminum panels are installed with horizontal overlaps. They're fast to install, highly durable, and available in a wide range of colors. Their vulnerability is at the exposed fastener points — those screws penetrate the panel face and must seal correctly to prevent water infiltration.
Vertical Board and Batten (Steel)
One of the fastest-growing metal siding profiles for modern custom homes. Wide vertical panels with narrow cover battens produce the same clean, farmhouse-contemporary look as wood or fiber cement board and batten — but in a metal system that won't rot, swell, or require repainting. This profile is what you'll increasingly see on high-end custom homes where the client wants long-term low maintenance without sacrificing curb appeal.
Standing Seam Metal Panels (Architectural)
The same panel technology used for standing seam metal roofing, applied vertically on wall surfaces. Hidden fasteners clip under each seam — no exposed fasteners, no penetrations through the face of the panel. This is the most weather-tight and architecturally refined metal siding option. It's also the most labor-intensive to install correctly. Typically seen on premium custom homes, modern commercial, and institutional projects.
Insulated Metal Panels (IMP)
A composite panel with a rigid foam insulation core factory-bonded between two metal faces. These panels serve as siding, sheathing, and insulation in a single component — popular in commercial and light industrial construction where speed and thermal performance are both priorities. Less common in residential but worth considering on certain design-build commercial projects.
What Makes Metal Siding Attractive in North Carolina
North Carolina's climate makes several of metal siding's performance characteristics especially relevant:
Moisture resistance: Unlike wood or even fiber cement, metal doesn't absorb moisture. In the humid coastal plain climate of the Fayetteville area, this matters. Metal siding won't swell, warp, or rot — the leading cause of siding failure in humid climates.
Wind resistance: North Carolina is hurricane country. Metal panel siding systems, when properly installed with correct fastener patterns and flashing details, can meet much higher wind load requirements than vinyl siding and comparable requirements to fiber cement.
Longevity: Properly maintained metal siding routinely lasts 40–70 years. That's two to three times the service life of vinyl siding in harsh UV environments.
Fire resistance: Metal is non-combustible. For homes near wooded areas or where fire-resistant construction is a priority, metal siding offers a meaningful advantage.
The Metal Siding Installation Process
A metal siding installation, done right, is a carefully sequenced process. Here's how it unfolds:
1. Substrate and Sheathing Preparation
Metal siding is installed over structural sheathing (typically ZIP System or OSB with house wrap). The sheathing surface must be flat and properly fastened. Any sheathing voids, loose panels, or irregular surfaces will telegraph into the finished metal panel installation. Furring strips may be added to create a drainage plane behind the metal panels, particularly important in high-humidity environments.
2. Weather Barrier
A continuous weather-resistant barrier is required under metal siding — either integrated (ZIP System) or applied house wrap. The weather barrier must be lapped correctly with window and door flashing to create a continuous drainage plane. This is the detail that most often gets rushed or cut short on production jobs and leads to water infiltration issues years later.
3. Flashing at All Penetrations and Transitions
Metal siding requires careful flashing at every window, door, and penetration, and at every material transition — where metal siding meets brick, where it meets roofing, where it terminates at the foundation. These details are where metal siding failures originate when they happen. Quality installers treat flashing as carefully as the panels themselves.
4. Panel Layout and Starting Course
The first course of metal siding sets the level reference for the entire installation. If the starting course isn't perfectly level and plumb, misalignment compounds with every panel up the wall. For vertical panel profiles (board and batten, standing seam), layout lines are snapped at regular intervals and checked for plumb against the building corners.
5. Fastening
For exposed-fastener systems, screws must penetrate through the panel into solid framing or properly spaced furring — not just into sheathing. Screws that back out or were never in solid backing are the most common source of metal siding failures. Stainless or coated screws are used in all exterior applications to prevent rust bleeding. For standing seam systems, concealed clips are fastened to the framing before each panel is locked over them — no face penetrations at all.
6. Building Inspections
In North Carolina, building inspectors verify siding installation primarily for wind load compliance, fastener patterns meeting the approved plans, and moisture barrier continuity. For projects with designed metal siding systems, an installer may need to provide documentation that the product is installed per the manufacturer's specification and the approved plans.
Metal vs. Fiber Cement vs. Vinyl: A Quick Comparison
Each siding type has genuine advantages depending on project goals:
Vinyl: Lowest first cost, fastest installation, zero maintenance for color but limited to standard profiles. Can fade and become brittle over time in harsh UV exposure. Lowest wind resistance of the three.
Fiber Cement (HardiePlank, HardiePanel): Strong performance, excellent paint adhesion, good wind resistance. Requires repainting every 10–15 years and careful attention to caulking at joints and trim. Heavier than metal, more labor-intensive to cut on site.
Metal: Highest durability and wind resistance, non-combustible, no rot or moisture absorption. Higher first cost than vinyl, more detail-sensitive installation (flashing, fastening). Best long-term ROI for owners planning to hold the property long-term.
